What is a lease purchase report and why would I need one?

What is title curative work?
Title curative work resolves defects or gaps found in a title run sheet, such as missing conveyances or unreleased instruments, so that title is clear enough to support leasing, drilling, or financing.
Do you handle easements and rights-of-way for pipelines and infrastructure?
Yes, we negotiate and document easements and rights-of-way for pipelines, access roads, and related infrastructure on behalf of operators, landowners, and developers.

Yes, all engagements begin with a written agreement outlining scope, deliverables, fees, and timeline. Submitting a website inquiry does not by itself create a client relationship.
Do you offer free initial consultations?
We're happy to discuss the basics of your project at no cost before any engagement begins, so we can determine scope and whether we're the right fit before any fees are discussed.

Process & Timeline

How long does a typical project take?
Timelines vary significantly depending on project size and complexity — a single lease take-off may take days, while a multi-tract title curative project can take several weeks. We provide a project-specific timeline in our proposal.
What does your typical project process look like?
Most engagements begin with an initial consultation and scope review, followed by courthouse and records research, field or desktop landwork, deliverable preparation, and a final review with the client.
Will I receive regular updates during a project?
Yes, we provide regular status updates throughout an engagement, with frequency adjusted to the size and urgency of the project.
Do you travel for field landwork?
Yes, field landwork including courthouse research, field inspections, and landowner negotiations is a core part of our services across our coverage areas.

Yes, we work with operators, developers, and individual landowners, providing the same level of diligence and clear communication regardless of the size of the engagement.
Can you assist with ongoing mineral management, not just one-time projects?
Yes, our mineral management and land management services support clients who need ongoing oversight of producing interests, lease obligations, and related land matters over time.

Do you provide legal or title insurance advice?
No. Miller Land Services provides land management and consulting services but does not provide legal, financial, or title insurance advice. We recommend clients consult independent legal counsel for matters requiring that expertise.
